SMSF accounting in Sydney

Compliance, and the decisions behind it.

An SMSF return cannot be lodged until an approved auditor has signed off, and the auditor will not sign off without evidence for every balance. We handle the annual work, and we tell you before you do something that will not survive the audit.

Call 02 9267 6533

What this covers

Annual financial statements, member statements and the SMSF return
Coordination with an independent approved auditor
Contribution caps, bring-forward arrangements and notices of intent
Pension commencement, minimum payment calculations and actuarial certificates
Limited recourse borrowing arrangements and bare trust documentation
Investment strategy review and the annual trustee minutes
In-house asset, related party and sole purpose test questions before they become breaches

When people come to us

You are considering establishing a fund and want to know if it is worth it
The fund holds property, an unlisted investment or crypto and the audit is getting harder
You are moving into pension phase
A contribution, withdrawal or asset purchase is planned and you want it checked first
Your current administrator processes but does not advise

An SMSF is a trust with a tax concession attached and a regulator watching. The concession is worth having; the conditions attached to it are not negotiable, and the annual audit exists specifically to test whether they were met.

We prepare the financial statements, member statements and the fund return, obtain an actuarial certificate where the fund pays a pension against unsegregated assets, and coordinate the independent audit. The auditor must be independent of us, so their fee is separate and paid to them. Independence rules prevent us from auditing a fund whose accounts we prepare.

We also look ahead. Contribution caps, bring-forward triggers, pension minimums, in-house asset limits and related-party transactions all have bright lines, and crossing one is expensive to unwind. It is better to discuss them in April than to report a breach in November.

What the fee includes

Annual financial statements, member statements and the SMSF annual return
Investment income reconciliation and market valuation workpapers
Actuarial certificate arranged where the fund requires one
Coordination of the independent audit and response to auditor queries
Annual trustee minutes and investment strategy review

What it does not include

The independent audit fee, paid to the approved auditor — typically $500 to $900
Fund establishment, deed upgrades and LRBA documentation, quoted separately
Financial product and investment advice, which requires an AFS licence we do not hold
Actuarial certificate fee, charged at cost

We can quote separately for anything excluded. We won’t do or bill work outside the agreed scope without your approval.

What we need from you

Sending these at the start is the best way to get the work done quickly. The checklists set them out in full.

Fund bank statements for the full year and the prior-year closing balances
Investment holdings statements with 30 June market values
Contribution records and any notices of intent to claim a deduction
Pension payment records and member details, including any condition of release met
For property: title, rental records, valuation evidence and any LRBA loan statements

How it works

01
The annual file
Statements, valuations and the records the auditor will require. Our SMSF checklist lists them.
02
Audit and lodge
Prepared, audited independently, and lodged — with any issue raised with you before it is reported.
03
The forward view
Caps, pensions and anything planned for the coming year, so decisions are made before 30 June.
Fees
from $2,000, plus the independent audit fee

We quote a fixed fee in writing before work starts. Complex structures, catch-up years and multiple entities cost more, and we’ll tell you before we begin.

Common questions

How much does SMSF administration cost?
From $2,000 a year for bookkeeping, accounts, member statements and the return, plus the independent audit fee paid to the auditor. Funds holding property, unlisted investments or crypto sit higher because the valuation and audit evidence is heavier.
Can you audit my fund?
No, and neither can any accountant who prepares your accounts. Independence rules prohibit it. We coordinate with an ASIC-registered approved auditor and their fee is billed separately.
When is the return due?
15 May for most established funds where a tax agent acts, and the return cannot be lodged until the audit is complete. First-year funds and funds with outstanding prior years face earlier dates.

About

A Sydney practice since 1974.

Tsia Partners is a Sydney chartered accounting and tax practice working with individuals and businesses across Australia. We handle the annual compliance work and advise on the decisions around it. We have kept the practice small so a principal stays responsible for your work.

Many clients have been with us for decades, through business sales, family changes and the occasional ATO review.

Our history

The practice began in 1974 as L K Tsia Chartered Accountants, founded by Loi Kah Tsia. Tsia Partners was formed in 2019 to continue that work, led by Jia Hao Tsia.

Loi Kah Tsia

Known to clients as Tom
BComm, FCA, FCPA — Tax Agent and Registered Auditor

Tom was born in Sandakan, Sabah, in 1947. He grew up in Malaysia and came to Australia on his own to study. After qualifying as a Chartered Accountant he worked in other firms for several years, and in 1974, with the support of his wife, he opened his own practice, L K Tsia Chartered Accountants, in Sydney.

Over more than forty-five years he advised charities, unions and employer associations, manufacturers, family businesses and individuals. Many of those clients are still with the practice today.

He worked to three principles, and Tsia Partners still does:

Client first
Honesty
Responsibility

The firm is now led by Jia Hao Tsia.
